Transparency is important to us, and for us

INITIAL RENTAL ENQUIRIES: Any tenant submitting an enquiry through our various website protals will be asked to complete a short questionnaire prior to an appointment being offered. This is to ensure that a tenant meets the required criteria and to avoid disappointment.

HOLDING DEPOSIT:
A deposit equivalent to one week's rent is required to reserve a property and will form part of the total cosost unless any relevanmt person (including Guarantors) withdraws from the tenancy transaction, fails any part of the referencing process, or provides significant false or misleading information.
We also reserve the right to withold the deposit should a tenant or tenants fail to sign the tenancy agreement within 7 days of the agreed date.

SECURITY DEPOSIT: A security deposit equivalent to 5 weeks rent will be required prior to commencement of a tenancy and will be held in a secure deposit location. We currently use the Government controlled Deposit Protection Scheme. The deposit is to cover damage or default by the tenant during the tenancy.
In the event that damages exceed the amount of deposit held, we will reseerve the right to claim any additional amounts to cover repair costs.

UNPAID RENT: Interest at 3% above Nat West bank rate from the rental due date until paid, will be charged in order to pursue non-payment of rent. This will not be levied until rent is more than 14 days in arrears. An administration fee of £25.00 per communication, either written or verbal, may also be applied for persistent breach.

LOST KEY'S OR SECURITY DEVICES: A tenant will be laible for the cost of replacing anf lost key's or security devices. Should the lock or device need replacing, the full cost of the locksmith, new lock and replacement key/s will be charged to the tenant and will be due for settlemtn upon presentation of the invoice. Other costs may be incurred if there is a delay caused by the actions of the tenant.

CONTRACT VARIATION: If a tenant requests a variation to an existing agreement, a fee will be charged (Maximum £150.00) to the tenant to cover associuated costs in executing the new legal document. Any variations must be agreed by the Landlord.

CHANGE OF OCCUPANT: Should an existing tenant wish to leave and a replacement tenant is sought or found, a fee of £150.00 will be charged to the tenant's to cover referencing checks and creation of the new legal agreement. Any change must be agreed by the Landlord and payment must be made prior to referencing taking place.

EARLY TERMINATION: Should a tenant request to terminate a tenancy before the expiry of the fixed term they will remain liable for all costs to rent, utilities and other services until a new tenant is secured, unless the fixed term expires before. Tenants will also be liable for Landlords costs in re-letting the property. Such costs will not exceed th emaximum amount of rent outstanding on the property for the the fixed term.
