THINKING OF EXPANDING YOUR PORTFOLIO?

Our primary function is, of course, to source tenants for your existing property and we hope to do that in such a way that it may encourage you to not only recommend us, but to possibly consider expanding your portfolio in a sector that can still be beneficial and profitable.

A large percentage of our Landlord clients come to us with just one investment property, or they contact us with a view to buying only one property initially. It is not uncommon however for Landlords to quickly ‘aspire’ to a bigger portfolio, especially if all goes well with their first venture!

It can also be a lot easier than you may think to realise this ambition.

Advice | As the saying goes “Advice costs nothing” but it is invaluable in ensuring you make the right decision when making a purchase. There are many factors to consider when acquiring a rental property; price, location, demand, tenant demographic, rental income, equity growth potential, even saleability.

Our experienced team will offer advice on all aspects, taking into account your particular preferences, and ensure any potential investment you make provides the security and stability for the short, medium and long term.

Acquisition and sourcing | In the current market, finding properties that fit the criteria can be difficult, if not almost impossible, to find. Sometimes, enlisting the services of an agent can introduce a client to opportunities that may not be available to the general public*.

As an agent, we not only come across property that is suited ideally to investor-type clients but we also forge links with new-build developers who prefer to offer ‘off-plan’ or ‘pre-market’ incentives to investors to get their build programme off to a positive start.

In most cases, sellers do not publicise these offers as it can affect the ultimate retail prices once they are released for general sale. They prefer to work with ‘Trusted Partners’ who can introduce the product to existing multiple clients and whose credibility as buyers has already been established.

We have worked with various developers across the country, not just in Bristol, to satisfy the increasing demand from our loyal clients. One such recent example was in Birmingham where clients were invited to secure ‘off-plan’ apartments in a converted commercial building close to the city centre. Our clients are now achieving rental returns of over 6% and enjoyed equity growth of over 25% between paying the deposit to collecting the keys.

Purchase funding | Funding a buy-to-let purchase does not have to be complex or difficult. We have access to specialist lenders and brokers who will advise on the best finance package to suit your needs. 
We will also be pleased to offer advice on how best to utilise the capital you have at your disposal. This can often result in diversifying funds into more than one purchase ensuring your liability and income generation is spread across multiple sectors of the market.

Matching objectives | It is important that our advice matches your personal objectives and we will be mindful of this, above all else. A client’s attitude to investment in property is individual and as such we tailor our advice accordingly. It may take more than one discussion for you to feel comfortable about becoming a Landlord, and we understand that too.
